The prices of new building plots rose by an average of 15.3 per cent in the fourth quarter compared with a year earlier, according to Statistics Netherlands (CBS). For the entire year of 2025, the average price of building land for single-family homes was 13.6 per cent higher than in 2024.
Statistics Netherlands says that price growth has accelerated every quarter since the fourth quarter of 2023. The main driver is a shortage of land available for new housing.
Last year, plot prices for terraced houses increased the most, rising by 17.5 per cent, according to CBS. Plots for semi-detached houses saw the smallest increase, at 6.9 per cent.
Regionally, the strongest rise in land prices in 2025 was in the province of Drenthe, where prices increased by 23.1 per cent. Zeeland recorded the weakest growth, with an increase of 1.4 per cent.
