Construction officially started on Wednesday for a new housing development on Humperdincklaan in the Gestel district. The project, a collaboration between the housing corporation Woonbedrijf and construction firm Heijmans, will deliver a mix of social rental, mid-market rental, and owner-occupied homes.
More than 230 of the properties fall into the affordable segment, consisting of social housing or mid-market rentals capped at 1,100 euros per month. The remaining apartments and townhouses will soon go on sale, though the developers have not yet confirmed the final purchase prices.
The homes are being built on the site of a former graphics school near the Karel de Grotelaan roundabout. Mieke Verhees, the alderperson for housing, acknowledged the significance of the change for the local area. She noted that more than ten years have passed since the school closed and recognised that such a transformation can be “exciting” or unsettling for current residents. However, she expressed confidence that the project will provide high-quality new homes for many people.

Financial contributions from the municipality and the chip machine manufacturer ASML helped make the project, including the social housing component, possible. Woonbedrijf stated that the development is designed for residents of all ages. The plans include green spaces with trees and plants to encourage community interaction. The corporation previously announced that the site would also host a new community centre. To ensure energy efficiency, the 400 homes will feature solar panels, battery storage, and modern heating and cooling systems.
