Severe capacity shortages across the Dutch electricity grid are threatening to derail housing targets, driving up expenses and leaving completed developments marooned without power. Housing association representative Aedes cautioned that an inability to plug new builds directly into the network will force buyers and tenants into prolonged waiting periods.
According to network trade body Netbeheer Nederland, the system is simply overwhelmed, leaving hundreds of thousands of connection requests for new homes in limbo. Although grid capacity has been under pressure for years, an unprecedented surge in demand over the past twelve months has pushed the infrastructure to breaking point.
Aedes stressed that social housing providers are committing vast sums to active building sites without any guarantee that electricity will be available upon completion. The organisation warned that this uncertainty risks triggering severe project hold-ups, escalating construction costs, and delaying the delivery of much-needed affordable housing.
Real estate association NVM echoed these warnings, confirming that the delivery of new-build properties is being “significantly” curtailed by the network bottlenecks.
